A new commercial and lifestyle destination is taking shape in the heart of Mandaue City. With development now in full swing, Gatewalk is moving closer to welcoming its highly anticipated lifestyle anchor, Ayala Malls Gatewalk, together with IKEA’s first store in the Visayas.

Both are scheduled to open in December 2026, alongside the estate’s transport terminal, marking a major milestone for Cebu’s evolving retail landscape. Further strengthening the estate’s commercial offerings, the Gatewalk Corporate Center is set to open in early 2027.

The arrival of these major destinations signals a significant step forward for Gatewalk and reinforces its potential to become Mandaue’s next major commercial core. Envisioned as a connected, mixed-use district, the estate will bring together retail, offices, leisure spaces, community destinations, and green open areas within a highly walkable environment.

Gatewalk is already contributing to the city’s mobility network through the opening of Gatewalk Drive. The new access road directly connects Lopez Jaena Street and M. Logarta Avenue, two major thoroughfares in Mandaue, making it easier for motorists to move through the area while improving access to the emerging district.

Even ahead of the mall’s opening, the estate is already showing signs of an active and growing community. Gatewalk has become a venue for some of Mandaue’s most highly attended public events, including the Mandaue Fiesta Concert, which drew approximately 40,000 people.

It has also hosted major running events such as the Cebu IPI Run, the Rose Pharmacy Cancer Warriors Run, and the PUMA Philippine Half Marathon Series. On August 23, the estate will welcome runners once again for the much-awaited Yakult 10-Miler Run, featuring race categories from 3K up to 16K (10 miles).

This growing calendar of events offers an early glimpse of Gatewalk’s ability to attract people and generate activity throughout the district. As more components open, this steady flow of visitors is expected to create opportunities for businesses seeking visibility, accessibility, and proximity to a growing customer base.

Located within a short drive of the Cebu International Port and close to some of Cebu’s leading hospitals and schools, Gatewalk places businesses near key transport gateways, established communities, and essential services. Combined with its direct access to major thoroughfares, this central location positions the estate to serve both Mandaue and the broader Metro Cebu market.

Property experts likewise see Mandaue as a natural next step in Cebu’s continued commercial growth. “We continue to close building deals in Cebu Business Park and Cebu I.T. Park, which reflects strong market confidence in Cebu, particularly in commercial spaces within master-planned estates. Our view is that Mandaue is emerging as the next growth area for our clients and the next major commercial core,” said Joey Radovan, Country Head of JLL Philippines.

With the local government envisioning the area as a future central business district—Mandaue’s own new CBD zone—Gatewalk is positioned to help drive the city’s next chapter of growth. Limited commercial lots remain available, presenting investors and businesses with an opportunity to lock in today’s value before the estate’s major lifestyle destinations open and the district reaches its next stage of development.

“Our vision for Gatewalk is to create a well-connected and dynamic district that supports the continued transformation of Mandaue City. With major lifestyle anchors, strategic accessibility, and spaces designed for both business and community life, we believe the estate has all the elements to become one of Cebu’s most important commercial addresses,” said Jay Teodoro, Head of VisMin Estates for Ayala Land Estates.

Gatewalk is part of Ayala Land’s Next Wave of Estates in Cebu, expanding the company’s footprint in the region following Cebu Business Park and Cebu I.T. Park. For commercial lot inquiries, email invest@ayalaland.com.ph
