Millennials Garrett and Stephanie Jandegian have put a rebuilt mansion with a pool and wellness level in Sydney’s Bellevue Hill on the market with a price guide of $37 million.

Should price expectations be met, the couple would more than double what they paid for the address in 2023.

Records show the existing Federation house on the site was bought for $15.1 million in 2023. It was later reimagined into a luxurious four-level, five-bedroom, six-bathroom mansion by a team including Sandlik Constructions, Weir Phillips Architects, Briony Fitzgerald Design and landscaping by Wyer & Co.

The pair are Bellevue Hill locals, having purchased another grand residence in the suburb – a five-bedroom, four-bathroom home with a tennis court and pool – for $26 million in 2022.

Stephanie Jandegian is on the Starlight Children’s Foundation NSW state advisory board and starred on a season of Channel Ten’s So You Think You Can Dance.

While she and her wellness entrepreneur husband had initially planned to live in the home, she said they had decided to take it to market during construction, which took almost two-and-a-half years.

Timeless architecture, natural materials, subtle detail and a luxury space that felt warm, comfortable and liveable was the couple’s overall vision.

Despite deciding to sell during construction, Stephanie said they did not take shortcuts, and it was a labour of love.

The wellness level, which includes a fitness studio, sauna, ice bath, pool and spa, was a key feature and designed to emulate a private health club.

Garrett Jandegian co-founded alkaline water brand Aqualove Water with Ricky Herbert in 2017 but has since sold his interest in the company. He went on to found Pharma Soul, a company that provides PPE and rapid antigen tests, and later Vitaa, which distributes and develops Australian wellness products.

Ashley Bierman and Elliott Placks of Ray White Double Bay are selling the mansion in conjunction with Highland Double Bay’s Bill Malouf and David Malouf.

**Eastern suburbs deals settled **

Elisa Holmes, a barrister at Eleven Wentworth chambers, emerged on settlement documents this month as the buyer of a $12.65 million Woollahra residence, previously owned by Bryant Stokes and his wife Dominique.

Stokes is a property developer and the son of billionaire and former Seven West chairman Kerry Stokes. Since 2012, he has concentrated on property development, after resigning from the board of his father’s private investment vehicle, Australian Capital Equity.

Holmes, whose areas of practice include arbitration, financial services, banking, class actions and sport, said she does not intend to renovate the five-bedroom, three-bathroom house at least in the immediate term, but might do minor work.

The Stokes family renovated the Woollahra property after purchasing it for $3.8 million in 2014, refreshing the kitchen and bathrooms, incorporating a neutral palette with chandeliers, and enlisting Paul Bangay to transform the garden.

Holmes also sold her Rushcutters Bay home this month. Local sources revealed it sold for a figure around the $7 million guide. It will be left to settlement to reveal the sales price and buyer’s identity, as the listing agents were tight-lipped when contacted.

The Stokes family no longer need the Woollahra home since purchasing the landmark Iona mansion in Darlinghurst in September last year for a suburb record of $37.5 million. Iona, a seven-bedroom, seven-bathroom Victorian Italianate home, was once owned by Oscar-winning couple Baz Luhrmann and Catherine Martin.

Harriet France and Clint Ballard of Sydney Sotheby’s International Realty sold the Woollahra property, and are also behind the sale of Iona, alongside Maclay Longhurst. The Rushcutters Bay home was sold by France, Ballard, Ashley Bierman and Thomas Popple of Ray White Double Bay.

**Former McDonald’s moguls offer home discount **

Gavin McLeod and his wife Raylee Joyce, who once owned 10 McDonald’s stores, have listed their contemporary beachfront home in Wamberal on the Central Coast with a price guide of about $20 million, local sources have revealed.

It was first listed in February last year with a guide of $30 million through a different agency. The six-bedroom, seven-bathroom residence has a gym, spa, pool and cellar.

Records show the couple bought the existing dwelling on the site for $3.95 million in 2019, knocking it down to make way for a new build that was a four-year passion project.

At the height of their business, the couple owned 10 McDonald’s stores from the Central Coast to Newcastle. They started at the bottom of the fast food chain as casuals on the front counter, working their way up over the years, with Joyce becoming senior vice president at one point, McLeod said last year.

They eventually left the corporate side of the business to become owner-operators, buying their first McDonald’s in 2010. After almost four decades with the company, the pair sold the last four of their restaurants in 2023.

The property is being sold by McGrath Terrigal’s Mat Steinwede and Jordan Bulmer, in conjunction with Mike Whelan and David Medina of Sydney Sotheby’s International Realty. Agents declined to comment on any aspect of the current listing.
