Today we are interviewing Sheaun Coulter, the creator of SwiftList. SwiftList is an AI-powered platform that helps real estate professionals create complete property listings, MLS descriptions, and marketing materials in minutes. By automating content generation from property photos and details, the tool saves agents valuable time so they can focus on serving their clients.

What does SwiftList do? And why is now the time for it to exist?

SwiftList helps real estate agents create complete property listings in minutes using AI. Agents upload photos and property details, and SwiftList generates MLS descriptions, social media content, marketing materials, and listing copy automatically. It saves agents time and helps them market properties faster. Now’s a good time for SwiftList to exist because AI technologies have matured enough to reliably automate tedious administrative and marketing workflows, allowing real estate professionals to scale their business without needing a dedicated marketing staff.

Who does your SwiftList serve?

SwiftList is built for residential real estate agents, teams, and brokers who want to create listing content faster. The platform helps agents generate MLS descriptions, social media posts, marketing graphics, and property marketing materials from photos and property details. It is especially valuable for solo agents and small teams that do not have dedicated marketing staff.

What technologies were used in the making of SwiftList? And why did you choose the ones most essential to your techstack?

SwiftList leverages a modern, scalable web stack built around React, Vite, Node.js, and Express, utilizing a Progressive Web App (PWA) architecture for seamless cross-device performance. We integrated Gemini AI as our core intelligence engine for generating dynamic listing content, and rely on Firebase and Google Cloud Run for fast, secure database management and cloud hosting alongside Stripe for payment processing.

What is traction to date for SwiftList?

As an early-stage startup, SwiftList is currently focused on active launch and user acquisition, with the live platform available at swiftlistapp.com. Traction is being built through grassroots efforts like networking events, brokerage outreach, and direct product demos to real estate professionals. Early feedback from agents is already driving product iterations, specifically refining workflows and improving listing generation speed.

What excites you about this SwiftList's potential usefulness?

Real estate agents spend hours creating listing descriptions, social media content, and marketing materials for every property they list. SwiftList reduces that work to a matter of minutes by turning property photos and details into complete marketing packages. By helping agents save time and market listings more effectively, SwiftList allows them to focus on serving clients and growing their business.

Walk us through your most concrete evidence of usefulness.

The strongest signal of usefulness has been direct feedback from real estate agents who immediately understood the value proposition and requested access after seeing demonstrations. Agents consistently identified listing descriptions, social media content creation, and marketing materials as time-consuming tasks that SwiftList automates in minutes.

How do you measure genuine user adoption versus "tourists" who sign up but never return? What's your retention story

We focus on usage rather than signups. A successful user is someone who repeatedly generates listing content, marketing graphics, or social media materials for multiple properties over time.

If we re-score your project in 12 months, which criterion will show the biggest improvement, and what are you doing right now to make that happen?

The biggest improvement will be user adoption and demonstrated usefulness. Real estate professionals create new listings every week, making SwiftList a naturally recurring workflow tool.

Since SwiftList is currently targeting the Las Vegas market through agent networking and direct outreach, how do you plan to transition from hands-on product demos to scalable, organic user acquisition nationwide?

Our initial strategy is to validate the product through direct relationships with real estate agents and brokerages in Las Vegas. This allows us to gather feedback quickly, refine the workflow, and ensure the product solves a real problem before scaling.

What key growth milestones or active user metrics are you aiming to hit over the next six months to validate your expansion beyond this initial beta testing phase?

Over the next six months, our primary goal is to validate that SwiftList becomes part of an agent's regular listing workflow. We are focused on growing active users, increasing repeat usage, and measuring the number of listings created through the platform each month.

Given that your tech stack leverages Gemini AI to generate MLS descriptions and marketing graphics, how does SwiftList ensure the AI outputs remain accurate, compelling, and compliant with local real estate regulations?

SwiftList is designed to keep the agent in control of the final content. AI-generated descriptions and marketing materials are treated as drafts that can be reviewed, edited, regenerated, and customized before publication.
