Why the future of malls is about building stronger communities

For decades, the success of a mall was measured by familiar metrics: foot traffic, occupancy and retail sales. Those indicators remain important, but they no longer tell the whole story.

As consumer expectations evolve and digital commerce continues to reshape how people shop, the question facing developers is no longer simply how to build better malls. It is how to create places that remain relevant in people’s everyday lives. Increasingly, the answer lies not in what we sell, but in the social value we create.

Physical spaces today must offer something that cannot be replicated online: connection, belonging, opportunity and shared experiences—things that make visits feel more personal and help our customers recognize, “This is my SM.”

In many ways, the next generation of malls will compete not only on the convenience or tenant mix, but on their ability to strengthen the communities they serve.

Last year, as SM Supermalls marked 40 years of service to customers, businesses and communities, we found ourselves reflecting not only on how far we’ve come, but also on the role we want to play in the years ahead.

Our transformation goes beyond redevelopment and expansion. While we continue designing for the future by creating greener, smarter and more people-centered mall by 2030, we are equally focused on something less visible but far more enduring: strengthening the social value we create for the communities we serve.

We believe this is what social equity means. It is not simply a corporate initiative or a program. It is a way of thinking about service—one that asks how every space we build, every partnership we nurture and every experience we create can improve everyday life and expand opportunities for more people.

Over the years, we’ve seen how the role of malls has evolved. They are no longer simply places where people shop. They have become regional anchors reflecting the unique identity, culture and needs of places they serve. They are places where families gather, entrepreneurs grow their businesses, students learn, workers access essential services, communities celebrate milestones and neighbors come together.

This evolution reflects a broader reality. Across cities and towns, people are looking for places that foster connection, create opportunities and contribute positively to the communities they call home. As urban life becomes increasingly fast-paced and digital, spaces that bring people together become more valuable than ever.

For us, that means success is measured not only by the number of people who walk through our doors, but by the positive impact they bring home with them.

Long before environmental, social, and governance (ESG) became part of mainstream business conversations, SM Supermalls had embraced a simple belief: businesses thrive when communities thrive. Today, that belief continues to shape how we think about growth—not as expansion for its own sake, but as an opportunity to create shared value.

3-pronged approach

Our approach to social equity is anchored on three commitments.

First, we invest in environmental stewardship and resilience. Through initiatives such as the SM Green Movement, we continue strengthening our efforts in waste management, water stewardship, energy efficiency, cleaner air and disaster preparedness. These are investments not only in our malls, but in the long-term resilience of the communities that depend on them.

Second, we believe in creating spaces where everyone feels welcome and empowered. Our nationwide presence gives us the opportunity to make our malls more inclusive, accessible and responsive to the diverse needs of Filipino families. It also allows us to work alongside partners in advancing causes that strengthen communities and encourage shared responsibility for our environment.

Finally, we remain committed to expanding economic opportunities. Every SM mall serves as a platform where entrepreneurs—particularly micro, small, and medium enterprises—can reach new customers, where job seekers can find opportunities, and where communities gain easier access to essential government and public services. By helping more people participate in the economy, we contribute to stronger and more resilient local communities.

These commitments are interconnected because people do not experience life in silos. A thriving community depends on a healthy environment, meaningful opportunities, and places where people feel they belong. Businesses that recognize these connections will be better positioned to create lasting value—not only for shareholders, but for society as a whole.

As we continue transforming our malls, our purpose remains the same: to be of service.
