Celebrating John Gokongwei Jr.: the man behind the developments
As Robinsons Land celebrates the 100th birth anniversary of its founder, John Gokongwei Jr., it reflects on the values that defined his life and honors his legacy through John Gokongwei Jr. Boulevard, the newly renamed main thoroughfare of Bridgetowne.
Stretching approximately one kilometer and connecting Pasig City and Quezon City, the boulevard serves as the central spine of the estate. More than a road, it stands as a reminder of the vision, discipline, and long-term thinking that guided Mr. John throughout his life and continue to shape Robinsons Land today.
Long before Robinsons Land began building malls, homes, offices, hotels, and mixed-use developments across the Philippines, however, its founder was simply a young boy selling basic goods to help support his family.
When his father passed away, Mr. John, as he was fondly called, was only 13. As the eldest child, he suddenly found himself taking on greater responsibility. To earn money for the family, he and his mother cooked peanuts with garlic, packed them in small bags, and sold them, an experience he would later describe as his first as an entrepreneur.
By 15, he was waking before dawn and riding his bicycle several kilometers to the public market. There, he sold spools of thread, bars of soap, and candles, often working long after the other vendors had left. He used part of his earnings to buy food and reinvested the rest in more goods to sell.
From those early experiences grew a much larger vision, one grounded in understanding what people needed, creating opportunities, and building for the long term.
Today, visitors driving through John Gokongwei Jr. Boulevard will encounter a modern estate filled with offices, residences, retail destinations, and public spaces. Yet the journey behind the name began far from boardrooms and master-planned developments. It began with a young boy determined to help his family and create opportunities where few existed.
A Habit of Learning
Hardship taught Mr. John to work hard, use his resources carefully, and keep moving forward. It also taught him to pay close attention to people: what they needed, what they could afford, and what would encourage them to return.
He remained deeply curious throughout his life. During long trading journeys by boat from Cebu to Manila, he spent the time reading books about people, places, and lives beyond his own experience. He later recalled that reading expanded his mind and helped him see possibilities he had not encountered before.
That curiosity became one of his greatest strengths. He studied markets, observed how consumers behaved, and looked for needs that existing businesses were not meeting.
Mr. John was careful with money and deliberate in his decisions, but he was not afraid to act. He reinvested what he earned, studied opportunities closely, and took calculated risks when he saw long-term potential. Rather than pursue quick gains, he focused on building businesses that could remain useful and relevant for generations.
Building Around Everyday Needs
Mr. John’s experience of hardship also gave him an understanding of what access and opportunity could mean to Filipino families.
Across the businesses he founded, this belief took different forms. Affordable food products reached more households. Air travel became accessible to more Filipinos. Educational initiatives helped young people prepare for brighter futures, while growing enterprises created jobs and economic opportunities across the country.
Through Robinsons Land, this same philosophy took physical form.
The company created places around the everyday lives of people: destinations where families could gather, businesses could flourish, travelers could stay, and communities could grow. Across malls, offices, residences, hotels, logistics facilities, and mixed-use developments, Robinsons Land sought to create environments that support how Filipinos live, work, and connect.
In many ways, Bridgetowne exemplifies this vision. Designed as an integrated community that brings together residential, commercial, office, hospitality, and public spaces, it reflects Mr. John’s belief in creating long-term value through thoughtful planning and connectivity. It is fitting that the estate’s main thoroughfare now bears his name.
A Legacy That Continues to Guide
Since its establishment in 1980, Robinsons Land has grown into one of the country’s leading property developers, with developments spanning malls, offices, residences, hotels, logistics facilities, and integrated estates. While the company has evolved over the decades, many of the principles associated with its founder remain unchanged: understand people’s needs, study opportunities carefully, use resources wisely, and build with the future in mind.
The buildings and destinations are the most visible part of what Mr. John helped create. Behind them is a way of thinking formed much earlier, when a young boy learned to turn hardship into opportunity and uncertainty into possibility.
Today, as Robinsons Land marks John Gokongwei Jr.’s 100th birth anniversary and the inauguration of the boulevard that now bears his name, his legacy continues to live on not only through the places that were built, but through the values that continue to guide them. For the generations who will pass through John Gokongwei Jr. Boulevard in the years ahead, it serves as a reminder that meaningful progress begins with vision, perseverance, and the courage to build for the future.
