As the 7.2-hectare micro-township in Barangay Bacayan, Talamban, takes shape, Cebu Landmasters, Inc. (CLI) marked a milestone as it officially opened The Veranda at Pristina Town on July 24, 2026.

Designed as a walkable, mixed-use estate in Cebu’s growing northern corridor, the development aims to address urban sprawl by keeping daily essentials, homes, and recreation within a short distance for local residents.

A new portal for the northern community

The Veranda now functions as the main visitor center and entry point for Pristina Town, as well as the showcase hub for North Grove, the estate’s residential condominium component.

Developed under joint venture company Cebu Homegrown Developers, Inc. (CHDI), the project marks the second major collaboration between CLI and the Aboitiz family’s Ixidor Holdings, following Mandtra Residences.

For Cebuanos in Talamban and surrounding areas, the project addresses long-standing traffic challenges in the north:

• Less Commute Time: Residents gain direct access to localized commercial and recreational spaces without needing to drive into congested city centers.
• Road Infrastructure Support: To ease traffic, the developers are improving the nearby access road to complement Cebu City’s ongoing road-widening efforts in Talamban.

Sustainable growth & low-density living

Rather than building high-density towers, the master plan focuses on townhouses and low-rise residential condominiums to preserve open space and maintain air movement.

“Our goal here is really to create a sustainable community where everything is in place, travel is reduced, and we add real value to the local community,” emphasized Jose Franco Soberano, President & CEO of Cebu Landmasters, Inc.

Buyer confidence remains strong in the area, with Phase 1 (North Grove) already approaching 60% sold, demonstrating the strong real estate demand in Cebu.

Community hubs & local support

Beyond residential structures, the opening introduced immediate lifestyle features for the surrounding neighborhood:

• Pickleball Courts: The event marked the official blessing of new dedicated courts to support the growing local sports community.
• Sundown Socials Weekend Market: Operating from 1:00 p.m. to 9:00 p.m. on weekends, the open-air market hosts local food vendors, craft makers, fashion labels, and art galleries, providing Cebuano entrepreneurs with an accessible venue to run their businesses.

As Metro Cebu continues to expand, developments like Pristina Town point toward a practical shift in neighborhood planning: prioritizing walkability, shorter daily travel, and active spaces where residents can gather close to home.
